Your step-by-step guide from Salt & Seal Notary — Where Trust Meets the Tide
Whether you’re purchasing your first home, refinancing, or closing on an investment property, a loan signing appointment is one of the final — and most important — steps in your real estate transaction.
At Salt & Seal Notary, we specialize in guiding escrow officers, real estate professionals, and borrowers through the signing process with precision, integrity, and a touch of coastal calm. Here’s exactly what you can expect.
1. Scheduling & Confirmation Call
Once your lender or escrow officer has your documents ready, we’ll coordinate a time and location that works best for you.
- Mobile service: I come to you — whether it’s your home, office, or another convenient location within the South Bay area.
- Flexible hours: Evening and weekend appointments available by request.
During our confirmation call, I will:
- Ensure the names on your loan documents match your ID.
- Confirm that Title has spelled all names correctly (a common issue we can catch early).
- Verify that all signers will be present at the appointment.
Tip: Have all decision-makers present for the appointment to avoid delays.
2. Preparing Your Loan Documents
For these appointments, I will either:
- Pick up the documents from escrow, or
- Print them from my secure home office.
I’ll review any special instructions from your lender or escrow company and prepare you in advance if you need to bring anything specific (like a marriage certificate, HOA documents, or proof of insurance).
3. What to Bring to Your Appointment
- Valid government-issued photo ID (driver’s license, passport, etc.)
- Any documents or instructions from your lender/escrow officer
- A blue or black ink pen (I always bring extras — but it’s nice to have one handy!)
- Funds for closing costs, if required (usually a cashier’s check or wire transfer confirmation)
Wire Tip: Most signing packages include wire instructions. I usually recommend sending your wire immediately after our appointment. If we sign after your bank’s daily cutoff (typically between 12–1 PM for East Coast banks), plan to send it first thing the next morning so escrow receives it without delay.
4. The Signing Process
Here’s how your appointment will flow:
- Introduction & ID Check — I introduce myself, verify your IDs, and ensure all names match.
- Journal Entry & Thumbprints — I intake your ID details into my notary journal and collect thumbprints and signatures for documents I notarize.
- Document Review — I guide you through each form, pointing out where signatures, initials, and dates are required.
- Notarization — I complete my notarial certificate after confirming your willingness and understanding.
- Final Review — We double-check that all signatures and dates are correct to avoid funding delays.
Note: While I can explain the purpose of each document, I can’t give legal advice — any legal questions should go to your lender or escrow officer.
5. After the Signing
Once everything is signed:
- I’ll return the completed package to your lender or escrow company promptly — often same-day.
- You’ll get peace of mind knowing your documents are in safe hands from start to finish.
